THE SECRET THAT GETS TONS OF TRAFFIC TO YOUR DOOR.
This may seem a bit obvious, but for years, the talent that made a real estate agent successful was the ability to get a home sold. Then, starting in the 90s, this changed. A seller’s market in which there was a shortage of homes to buy made it easy to get a home sold. An agent did not have to do much. Most of the time a home sold in a matter of weeks or even just a few days. It was easy money.
Then in 2006 and even more in 2007, this all came to an end. The shortage of homes suddenly became an over supply and buyers sensing this backed off. Home prices started to drop. Instead of selling in days, many homes stayed on the market for over a year unsold. Yet some agents are still selling homes. What is the secret that these agents know that gets tons of traffic to their listing’s doors?
If someone you loved was lost in a national park, would you want to go in their and try to find them yourself or get an army of 7,000 people to help you scour every inch of that land to help you find your loved one?
With approximately 7,000 agents in the Westchester/Putnam Multiple Listing Service, even though your agent would rather not split the commission with another agent, 90% of the time another agent ends up bringing you the best offer. So increasing advertising does not increase showings nearly as much as aggressively promoting your home to more agents. You must sell a home twice, once to an agent, and again to that agent’s buyer. Most Realtors claim that, with the internet, they no longer have to spend their time doing this, but this is where most buyers come from! Let me give you a few examples.
Would you like your listing agent to go to the office meetings of the other agencies and promote your home to their agents? I know I would. While that can’t be done, I do something very close. I go to as many open houses of the other agents that I can. It’s not an office meeting, but I meet plenty of other agents there and promote the homes I am trying to get sold. This might sound simple, but most agents do not think they need to spend the time doing this any more.
Here is another secret to getting traffic to your home. Many agents now think that by using the internet they can work from home, and even do it part time. I very strongly disagree. You have to put in a full time effort and you can’t work from home. While the internet is a fantastic tool, you still have to be out networking with other agents as much as possible. Not only does this promote your home, but it let’s the other agents know who you are. It’s a basic business concept that you do business with someone you know, like and trust (that’s why golf courses where invented!).
In short, My secret is to make the greatest effort possible to get as many of the 7,000 agents of the Westchester/Putnam MLS to be on my team helping me to get your home sold.
